This is probably the single most common question I get, and the answer is almost always the same: it depends on your situation, not the market.

Here’s the honest truth about the West Michigan real estate market: we remain a highly desirable region. With affordable lakefront and near-lake properties compared to the national average, strong community infrastructure, growing job markets in Grand Rapids, Muskegon, and along the lakeshore corridor, and one of the best quality-of-life footprints in the Midwest, demand here has stayed resilient even as national headlines warned of market slowdowns.

That said, the right time to buy is when:

       You’re financially ready (pre-approved and have a stable income)

       You plan to stay in the area for at least 3–5 years

       You’ve found a property that fits your needs and your budget

Trying to time the market perfectly is a fool’s errand — even for professionals. What I can do is help you understand current local inventory, interest rate trends, and neighborhood-specific conditions so you can make the most informed decision possible.

✨ Pro Tip: In many West Michigan communities, especially near the lakeshore, inventory can be extremely tight in the spring and summer. If you’re thinking about buying, getting pre-approved now — even in the off-season — gives you a real competitive edge.

 

FAQ #2: How Do I Know What My Home Is Worth in Today’s Market?

Online home valuation tools — Zillow’s Zestimate, Redfin estimates, and the like — are a decent starting point, but they’re notoriously inaccurate in smaller or less densely listed markets like many of our West Michigan communities. I’ve seen these tools be off by $30,000 or more in both directions for homes in Muskegon and Norton Shores.

The most accurate way to know what your home is worth right now is a Comparative Market Analysis (CMA) — a detailed review performed by a local REALTOR® who knows your specific neighborhood. A CMA takes into account:

       Recent sales of comparable homes (comps) within your zip code

       Current active listings you’d be competing against

       Local market absorption rate (how fast homes are selling)

       Property-specific features: lot size, updates, condition, location

FAQ #3: Do I Really Need a REALTOR®, or Can I Sell (or Buy) On My Own?

Full transparency here: I’m obviously going to have an opinion on this one. But hear me out, because the answer isn’t what you might expect.

You can absolutely attempt a For Sale By Owner (FSBO) transaction or buy a home without representation. People do it. But the data consistently shows that FSBO homes sell for significantly less than agent-represented homes — often enough to more than offset the commission savings. According to the National Association of REALTORS®, the median FSBO sale price has historically lagged behind agent-assisted sales by a wide margin.

       Pricing strategy based on real-time local data, not guesswork

       Professional marketing: MLS exposure, photography, social media, and digital reach

This one has a lot of variables, but here are realistic timelines based on current West Michigan market conditions:

For Sellers:

       Pre-listing prep (repairs, staging, photography): 1–3 weeks

       Average days on market in our area: varies widely by price point and neighborhood, but well-priced homes in desirable areas can see offers within days

       From accepted offer to closing: typically 30–45 days

For Buyers:

       Pre-approval process: 1–5 business days depending on your lender

       Active home search: varies — some buyers find their home in a week, others search for months

       From accepted offer to closing: 30–45 days for conventional financing; FHA and USDA loans may take longer

The best way to compress your timeline as a buyer is to get pre-approved before you start seriously shopping. As a seller, the best way to speed up the process is to price your home correctly from day one.

✨ Pro Tip: In competitive lakeshore submarkets like Grand Haven and North Muskegon, desirable listings can move within 24–48 hours. Having your financing and agent lined up in advance isn’t optional — it’s essential.

 

FAQ #5: What’s the Difference Between Pre-Qualification and Pre-Approval — and Which Do I Need?

Great question — and one that trips up a lot of first-time buyers. These two terms sound similar but they’re very different, and in today’s West Michigan market, only one of them actually matters.

Pre-Qualification:

A rough, informal estimate of how much you might be able to borrow based on self-reported financial information. No documents required, no credit pull (usually), and no real commitment from the lender. It’s a starting point, not a buying credential.

Pre-Approval:

A formal, lender-verified commitment based on your actual credit report, income documentation, assets, and debts. This is what sellers and listing agents want to see when you submit an offer. In a competitive market, an offer without pre-approval is barely taken seriously.
